Serious and safety concerns needing repair.
- For issues involving significant cost and safety concerns qualified contractors should repair and correct the issues. Some examples might be water seepage in a foundation crack or improper connection to circuit breaker in main electrical panel.
Normal wear and tear.
- These are items are not considered serious or safety related. Some example of items that may appear on your report might be exterior trim needs to be prepped, primed and painted or an interior door is binding and needs to be trimmed.
Concerns that are listed on a home inspection report do not necessarily mean you should not purchase the home. The seller may be willing to have concerns repaired or corrected.
Some sellers will make an adjustment to the purchase price of the home, rather than make necessary repairs.
Regardless of how you negotiate concerns with the seller, the recommended repairs and corrections should be made.
