To get the most out of the services of a professional home inspector, it is important that you be prepared for the inspection. Here are some tips if you are the homeowner, or the home buyer.
If you are the homeowner:
In order to facilitate an inspection, it is recommended that the home seller do the following:
- Make the home available at a convenient time so that the new purchaser and inspector can survey and discuss the homes features in an low pressure environment.
- Allow at least 3 hours for an inspection so that the purchaser does not feel rushed.
- Provide inspector with clear access to all areas, systems & components. Clear personal items away from mechanicals, access openings. Visitors to a home feel uncomfortable moving personal things and breakage is a risk.
- Take all dogs & pets from the site or at least confine them to a cage. Dog bites are annoying to say the least. Also it has been known that a wiry cat can sneak quickly out of a door right behind the inspector.
- Inform the Home inspector of anything that should not be operated. EXAMPLE Don't turn off switches to home office machines, iron lung, etc
- Allow the purchaser and inspector the privacy to discuss the home freely. (take kids to the park or Wendy's etc)
- Provide any household documentation that would be of interest to the purchaser -for example:
- equipment warranties
- maintenance instructions
- maintenance records
- purchase receipts
- list of your repairmen, etc
- past utility bill records
- Alert inspector to any safety issues As an example, don't operate the rear door because it may fall from its hinges."

- Take notes written notes. The inspector will give information on maintenance, and preventative tips over and above that covered in the written report.
- Ask questions as necessary if something is not made clear to you.
- Read thoroughly and sign the inspection agreement.
- Contact inspector if questions arise after inspection or after purchase.
